Can I reach you after hours?

Can you put the money directly into my account?
Yes. Owner disbursements are made via direct deposit so your rental income moves efficiently and on a predictable schedule. Timely transfers with full transparency on what was collected and what was deducted. -
Do I get to see the lease or sign it?
Yes, owners have the opportunity to review the lease agreement. As your property manager, we handle the lease execution on your behalf; that is part of what you are hiring us to do, but you will always know what your tenants are signing and why. Transparency is not optional for us, it is how we operate. -
Do you sell real estate too?
No. Suma Property Management is exclusively focused on property management; that is our lane and we intend to stay in it. We work closely with a network of real estate agents and brokers who refer owners to us for management, and we take that relationship seriously. We will never compete with a referring agent. If a property under our management becomes the subject of a sale or purchase transaction, we step back and return that opportunity to the agent who trusted us with the referral. That is a firm commitment. If you are considering a transaction and your property is not attached to an existing agent relationship, we are happy to have a conversation. Where it makes sense, we can offer perspective and point you toward the right resources, but property management remains our primary focus and the standard we hold ourselves to. -
How and when do I get my checks?
Owner disbursements are processed on a consistent monthly schedule after rent is collected and any applicable expenses are accounted for. Everything is documented in your owner statement so you can see exactly where every dollar went. No surprises, just predictable, transparent income distribution. -
How is rent collection handled?
We offer multiple payment options, including online portals, to make it easy for tenants to pay on time, every time. Late payments are handled according to the lease terms, and we follow a consistent process to address delinquencies quickly. Systems like these exist so owners never have to chase down their own income. -
How long of a lease do you sign?
Standard leases are typically 12 months, which is what most Miami-Dade market conditions support for stability and performance. We can discuss alternative lease structures based on your goals as an owner. Every property and situation is a little different, and we tailor our approach accordingly. -
How much security deposit do you charge the tenant?
Security deposit amounts are set in line with market standards, legal requirements, and the specifics of each tenancy; including rental price and applicant qualifications. We make sure deposits are structured to protect your asset while remaining competitive enough to attract qualified tenants. -
How soon can you start managing my property?
We can move quickly once the management agreement is in place and the property is ready for leasing. Our onboarding process is designed to be efficient because we know that every day a property sits unmanaged or unoccupied has a real cost. We are ready when you are. -
What type of properties do you manage?

What type of reports do I get and how often?

Who holds the tenant security deposit?
Security deposits are held in a dedicated account in compliance with Florida law and applicable local regulations.
