Suma Property Management was founded out of a frustration that too many real estate investors know well; property managers who do not think like owners. As investors ourselves, we experienced firsthand what it costs when management is reactive, opaque, or indifferent. Missed maintenance issues that became expensive repairs. Communication that only happened when something went wrong. Monthly statements that raised more questions than they answered.
We built Suma to be different. Not different in the way every property management company claims to be different; but in ways that are specific, verifiable, and built into how we operate every single day.

We specialize in residential property management across Miami-Dade, focusing on single-family homes and small multifamily properties from 1 to 10 units. Our clients are owners who want their investment to perform without consuming their time; accidental landlords who inherited or transitioned into ownership, out-of-state investors who need a trusted local operator on the ground, and small-portfolio owners who are ready to stop self-managing and start owning with confidence.

Our Story
We came to property management the way most of our clients did, as owners first. Between us, we have bought, leased, renovated, and managed residential real estate in Miami-Dade with our own capital. We have hired property managers, been disappointed by them, and learned exactly what we would do differently.
Meet the Team
Jose Zerpa
Co-Founder and Managing Partner
Jose brings years of experience across finance, operations, and strategy, built through a career spanning Fortune 100 companies and active real estate investment in South Florida. He oversees Suma's day-to-day operations, owner relationships, business development, and financial performance. As an active investor in South Florida residential real estate, Jose manages his own portfolio alongside Suma's client properties, which means every operational standard Suma holds itself to is one he holds himself to first.
Belen Araujo
Co-Founder and Broker of Record
Belen is a licensed Florida real estate broker and Suma's Broker of Record, overseeing all brokerage compliance, trust accounting, and leasing operations in accordance with FREC requirements. She brings over 25 years of experience in the real estate industry. Her operational knowledge of the local market and her direct experience managing properties on the ground are core to how Suma delivers on its promises to owners.
Our Commitments
We believe that the relationship between a property owner and a property manager should be built on transparency, accountability, and aligned incentives.
- Our pricing is listed openly on our website. If a fee is not listed, we do not charge it.
- Our management agreement begins with a 90-day mutual trial period. Either party can exit with 30 days written notice and no penalties.
- We manage our own properties in Miami-Dade. Our exposure is real. Our incentives are aligned with yours, we don't collect Management Fees if your property is not rented.
- We will never compete with a referring agent. If a transaction arises on a property we manage, that opportunity goes back to the agent who trusted us with the referral.
- For every pet we approve, we cover up to $2,000 in damage protection beyond what the security deposit covers. We screen pets with the same discipline we apply to tenants, and we stand behind that process.
- If a tenant we place vacates before completing their initial lease term, we find and place a qualified replacement at no charge. We are confident enough in our screening to guarantee it.
